Gas safety on the City of London estates

Gas Safe Register logo Everyone should be aware that gas can be a dangerous substance if left unchecked and not serviced on a regular basis. Gas Safe Register is the new hallmark for gas safety in Great Britain. From April 1 2009, Gas Safe Register replaced CORGI gas registration as the official gas safety body. By law, only Gas Safe registered engineers should carry out work on gas appliances or installations in your home.

Tenants on the City of London estates

Current Government legislation requires the City of London, as your landlord, to check and service all gas appliances and their associated pipe work that are used in all our tenanted properties, and it must be completed at a frequency of once every calendar year. Appliances such as boilers, cookers and gas fires which are in the City of London’s ownership will be serviced annually and given a recognised and approved gas safety certificate for the forthcoming year.

The City of London has a gas servicing partnership contract with Carillion Plc, who is a registered company on the Gas Safety Register and are contracted to carry out the gas safety checks and to issue a gas safety certificate to tenants of the City of London. Therefore Carillion will be expected to enter each tenanted property on our behalf to check the gas appliances. This is why our tenants’ valued co-operation will be required to allow our partnering contractor into your property at least once a year. You will be notified well in advance before any service is due by our contractor.

Leaseholders on the City of London estates

The City of London has no legal responsibility on gas safety for sold or leased property on their estates but promotes and encourages leaseholders to have their gas appliances serviced on a regular basis by offering the same contract to all our leaseholders (see offer below).

It is down to the discretion of the owners to have their gas appliances checked. Again this would ideally be done on a yearly basis and always by a registered Gas Safe Register gas installer. You can find your nearest registered Gas Safe Register gas safety checker in the following ways:

Carillion logo The City of London’s Community and Children’s Services Department has been able to negotiate with their gas partnering contractors, Carillion, an offer of a very competitive comprehensive maintenance package for all long leaseholders to look after and maintain their gas appliances.

For a yearly fee of £177 (including VAT and administration charge), Carillion will undertake an annual gas service, appropriate safety checks and provide breakdown repairs service cover over a 24 hour 365 days per year period, without further charge (subject to usual exclusions).

Your heating system will initially be serviced by Carillion to ensure it meets current standards. You will be responsible for any repairs required following this initial service and this can be done using the negotiated competitive rates. Following this, your comprehensive maintenance agreement will cover you for all labour and spare parts on any normal breakdown or repair such as any replacement parts required for your boiler, replacement of any radiators or valves and any electronic control items.
